Cruden Construction have worked in North West England since 1966, building a successful track record with many of the region's leading Registered Social Landlords (RSL), so when Housing 21, a new RSL client for Cruden Construction, chose us with whom to negotiate and partner the Berrylands project in Moreton, Wirral we were naturally delighted.
The project was negotiated under a PPC2000 Project Partnering Contract incorporating the best elements of a design & build approach. From the outset we operated a complete 'open book' process allowing full access by Housing 21 and their advisors to scrutinise our labour, plant and material costs with copies of sub-contractor and supplier quotes. A 'Pain/Gain' incentive structure and a 'Problem Resolution Matrix' were incorporated into the final contract details agreed between the partners.
The scheme delivered a 3 storey Extracare facility comprising 36 one bed and 4 two bed flats with associated communal / day care facilities which included at ground floor level, a lounge, hairdressing salon, residents shop, kitchens and laundry, an assisted bathroom, staff sleep-over rooms and offices. A single storey Local Authority Day Care Unit attached to the Extracare scheme was also delivered within the overall structure..
The construction works commenced with the demolition of a former nursing home with demolished materials either sorted and crushed on site for re-use during the works or forwarded to a Waste Transfer Station for sorting and recycling.
Reinforced concrete strip and pad foundations support the superstructure built partly in steel and partly in traditional loadbearing facing brick and block. The front elevations to the flats were constructed using off site manufactured 'Kingspan Tek Haus' panels in lieu of blockwork. The panels were then dressed in matching facing brickwork. This method improved speed of construction, reduced drying out periods and improved quality whilst also meeting the Housing Corporation's requirement for employment of modern methods.
A traditional timber trussed roof covered in grey Marley 'Mendip' tiles, double glazed pre-finished softwood windows and white UPVC fascias, soffits and gutters complete the external elevations.
Metal stud partitioning, MF ceilings and pre-finished softwood panelled doors were used to create the internal spaces. Each flat has fitted kitchens and toilet/shower rooms with some modified for disabled use. The whole building benefits from under-floor heating and a suite of other mechanical & electrical services which include warden call intercom systems, satellite tv and telephone points and an induction loop in communal rooms for residents with reduced hearing. CCTV and perimeter lighting are amongst the security features installed.
A combination of vinyl non slip sheeting, vinyl tiling and carpets are used throughout for wet and dry areas both in the flats and communal spaces.
External works comprised of block paved car parks, tarmac footpaths and landscaped gardens. Timber pergolas offer resident seating for relaxation and enjoyment of the gardens.
Berrylands was a very enjoyable project for our team and it is to their credit that following successful completion, which resulted in client satisfaction figures for Key Performance Indicators of between 80% and90% for product, service and defects that Housing 21 again chose Cruden Construction for their next project.
