This prestigious £4.2 million project provided Nimans Ltd with 2,064m2 of high quality offices and 2,886m2 of warehousing space.

Construction comprised vibro-piling to a depth of 4.5 metres, and mass reinforced concrete foundations, incorporating ground beams and power floated concrete floor slabs - laser screeded.

The superstructures comprised structural steel frames with the warehouse clad in 'goosewing grey' plastisol coated Kingspan HP400 composite panels, with the three-storey offices in Senior Aluminium Systems full curtain walling, featuring graded Pilkington 'K' Glass to allow the creation of an internal cool environment.

Roofs were finished in Kingspan KS1000 insulated roof panels with the offices featuring additional thermal barriers.

Additional features in the warehouse included a customer reception area, high security escape doors, four roller shutter doors with integrated loading bays and modern dock handling systems.

The offices featured a spacious reception with ceramic tiled floors and semi-circular hardwood reception desk. Each floor was laid out in a modern, open plan arrangement, with raised computer floors, suspended ceilings, proprietary glazed partitions and ash and iroko hardwood doors.

Core M & E services included full air-conditioning throughout, multiple-level security systems including twenty four CCTV cameras, and a six person passenger lift.

A mixture of hard and soft landscaping incorporating block paviored pathways, six hundred space tarmac car park areas, perimeter security fencing, and a security gatehouse completed the 56 week development.
