This £16.4 million project, the second design and build extracare village completed for the partnership of Arena Housing Association and The Extracare Charitable Trust provided the very highest standards of affordable, blind tenure housing for the over 55's.

In total the scheme consists of 174 self contained flats, 32 bungalows and a village centre, built on an 8.74 acre site. The village includes a village hall, a restaurant, bar and café, health and fitness studio, hairdressing salon, a 'well-being' centre, a steam room, jacuzzi/spa pool, rest room, IT centre, village shop, winter garden, craft and hobby room and a library and reading room.

The project was completed in just eighty weeks. Construction comprised piling to a depth of eight metres to support the winter garden, mass reinforced concrete strip foundations and extensive drainage systems. Superstructures comprised a combination of traditional load bearing construction and steel frame. The external façade of the building is facing brickwork with high level rendered panels and double glazed windows.

All accommodation meets 'Lifetime Homes' standard with fitted kitchens, bathrooms with level access showers, comfortable lounges, temperature controlled hot water, low surface temperature radiators and gas central heating from a central plant room. Extra wide swing doors aid mobility for wheelchair or walking frame users and the scheme meets the applicable requirements of access for disabled people. The accommodation incorporates SMART Technology: safety, security and fire features such as CCTV cameras access control, security alarm, intelligent fire alarm and emergency call systems.

The design fully responds to 'Secure by Design' criteria.
