Ryfields Village is a new and unique retirement village based in the heart of Warrington. It is the result of an innovative partnership between Arena Housing Association, The Extracare Charitable Trust, The Housing Corporation, and Warrington Borough Council, designed and built to the highest standards of quality by Cruden Construction.
Winner of Cheshire County Councils annual 'Built in Quality' award, Ryfields offers, in addition to the superb designed 226 flats and 17 bungalows, a village core offering a hairdressers, fitness gymnasium, spa pool, arts and craft centre, woodwork shop, IT suite, greenhouse, craft room, café bar, restaurant and resident run shop.
24 hour nursing and care support is available for residents who need it.
The construction comprised the creation of a dedicated traffic light controlled site entrance, diversion of an existing medium pressure gas main and reduced level dig followed by installation of 1500 vibro piles, 4 metre deep supporting reinforced strip foundations. A mile and half of drainage pipework was installed together with service connections for gas water, electricity and other essential services.
Superstructures comprised a combination of traditional load bearing brick and block construction for the three and four storey residential wings and steel frame for the single storey village core. The external façade of the building is facing brickwork broken up by contrasting bands of different colours and cast stone string courses with high level Trespa panelling to bays and double glazed windows throughout the development.
The roof is a traditional timber trussed roof covered in Forticrete Autumn and Red Gemini Ecotiles with reduced pitch to the village centre allowing uninterrupted views from the residential wings.
With in the accommodation blocks, street themes give each corridor its own sense of character. All the accommodation meets lifetime homes standard with fitted kitchens, bathrooms with level access showers, comfortable lounges, temperature controlled hot water, low surface temperature radiators, gas central heating from a central plant room and full double glazing. Extra wide swing doors aid mobility for wheelchair or walking frame users and the whole scheme is designed to meet the applicable requirements of access for disabled people.
The accommodation incorporates SMART Technology, safety, security and fire features such as 16 CCTV cameras viewed from every flat, access control, security alarm, intelligent fire alarm and emergency call systems in all rooms.
The design fully responds to 'Secure by Design' criteria and has achieved accreditation with Cheshire Constabulary.
Extensive soft and hard landscaping featuring several garden areas, ornamental pond and pergola, outside bar, walkways and car parking complete the scheme which covers a 6.5 acre site.
Construction of the Ryfields Village scheme was a significant milestone in our history and testament to our unwavering commitment to provide our customers with genuine quality which benefits so many older people in our local community.
